More shopping and dining options are planned for southern Sumter County. New drawings show the Live Oak Shopping Center near McNeill Drive and Marsh Bend Trail in The Villages.

What is planned?

The plans show large retail buildings, parking lots, driveways, sidewalks, drainage areas and utility equipment. The Villages has also announced plans for a grocery store and other businesses.

What about traffic?

More stores can mean more cars. We want to know whether nearby roads will need improvements and who would pay for them.

Where will rainwater go?

Large roofs and parking lots create runoff when it rains. The drawings show drainage areas, but the full records need to be reviewed to explain how the system will work.

Who pays for improvements?

New development may need roads, water lines and sewer systems. We have not yet confirmed which costs the developer or public agencies would cover.

Why it matters

New stores can bring jobs and make shopping easier. But roads and public services need to keep up with growth. Growth can be good. Planning matters.

Read the public record: SWFWMD permit record 1002345.

Note: This report is based on shared drawings and an identified public permit record. Final approvals and costs have not been independently confirmed.
