A new shopping destination is taking shape on paper
Plans for the Live Oak Shopping Center in The Villages of Southern Oaks provide a closer look at commercial development near McNeill Drive and Marsh Bend Trail in southern Sumter County.
The plans identify VOSO #101068, #101250 and #101251, in Section 24, Township 20 South, Range 23 East. The Villages previously announced plans for shopping, dining and services in August 2026.
What the plans show
Engineering drawings show a 58,432-square-foot retail building and a separate 25,045-square-foot retail building, parking areas, pedestrian crossings, internal driveways, and equipment areas including generators. The broader site drawing also depicts stormwater features and nearby roads.
Traffic and roadway access
New commercial activity may increase vehicle trips. Residents deserve access to the traffic impact analysis, projected peak-hour trips, intersection studies and any required road improvements. The drawings alone do not establish whether surrounding roads will experience unacceptable congestion.
Stormwater and drainage
Parking lots and roofs create runoff. The site drawings depict drainage areas, but the complete stormwater calculations, discharge locations, permit conditions and approval status require review. The Southwest Florida Water Management District maintains an Environmental Resource Permit record associated with the shared plans.
Who pays for infrastructure?
New development depends on roads, water, wastewater and drainage systems. The developer, public agencies or special districts may have different responsibilities. OurSumter has not established this project’s funding arrangements, and no conclusion about taxpayer cost is warranted without the agreements and approvals.
Why it matters
More stores can bring jobs and conveniences closer to residents. Growth also requires infrastructure planning and transparency. OurSumter will continue reviewing the public record to distinguish documented findings from unanswered questions.
Source and limitations
SWFWMD Environmental Resource Permit record 1002345.
Editor’s note: This preliminary assessment relies on publicly shared engineering drawings and the identified permit record. It is not a complete engineering, environmental or financial review. Final approval conditions, construction schedules and infrastructure funding have not been independently verified.
